How to Prepare for an Appraisal
To assist us in making the appraisal process go as efficiently as possible, we recommend that you prepare your property and have some documentation available, if possible. This will help us to be prepared as we arrive at your property and to accurately appraise the property.
Prepare the property
- Provide codes for key lockboxes.
- Unlock all padlocks on the property.
- Turn off all alarms, or provide codes for the alarms.
- Secure all pets.
- Make sure all rooms of the property are accessible.
- Make sure all outside areas are accessible.
- Make sure any garages, docks, boathouses, pools, guesthouses, any other addition to the property is accessible.
- Remove all unnecessary clutter so that all rooms can be accessed and thoroughly inspected. This also includes attics, basements, crawlspaces, porches, garages, and sheds.
- Ensure all lightbulbs are working so that there is adequate lighting in each room.
- Ensure home appliances are empty, such as the dishwasher, oven, washing machine, and dryer.
- Remove photographs from each room.
Documents to have available
- If the appraisal is for a sale of the property, list the personal property that is included with the home, such as kitchen appliances, washer and dryer, wall coverings, etc.
- Any written private agreements between neighbors, such as a shared driveway, beach access, etc.
- A list of any major home improvements and enhancements with date of improvement and permit, if available.
- Any inspection reports, or other recent reports for termites, lead, septic system, etc.
- Budget and year end statement for Homeowner’s Association (HOA), condominium association, or any other expense for common management.
- Title policy that lists encroachments or easements.
- Most recent real estate tax bill and/or legal description of the property.
Process for getting an Appraisal from Real Property Consultants
Step 1. Contact Real Property Consultants via the "Request an Appraisal" form on our website, email, or call us. Let us know some details about what you need.
Step 2. We will be in touch with a quote and to schedule a time to appraise the property.
Step 3. At the property, we will get the information we need for the appraisal. This includes taking pictures, measurements, and notes. We will need access to the entire interior and exterior of the property to prepare an accurate appraisal.
Step 4. At our office, we will compile our notes, perform research on your property and the immediate market, and draft the Appraisal Report.
Step 5. Upon completion, we will send the Appraisal Report to you. This will show the value of your home, and explain the details of how we arrived at the value.
The entire process takes approximately 5 business days. However, we can accommodate urgent requests if you need an appraisal completed more quickly.
