1. Mortgage Appraisals
Mortgage appraisals are the most common type of appraisal that we perform. There is no question how critical an accurate appraisal is for the lending institution. However, the appraisal is also important for the homebuyer who is purchasing a home for their family to live in, or for the investor whose analysis relies on the accuracy of the appraisal. We appreciate the trust that both buyer and lender put in us.
2. Refinancing
Whether your clients are refinancing to lower their interest rate, get cash out of their property, or switch loan types, we put the same time and research into a refinancing appraisal as we do for a first or second mortgage. Market conditions and condition of the property change, so we will ensure that they are borrowing within the limits of their property’s value.
3. Home Equity Loans or Lines of Credit
We treat the appraisal for a home equity loan or home equity line of credit (HELOC) the same as a primary mortgage. It is important for the lender to ensure that they are lending within the limits of the property’s value, so we ensure an accurate appraisal.
4. Valuation for Portfolio of Loans
If you are a lender who has a portfolio of loans, we can appraise the value for all or part of the portfolio. The value of the portfolio will change over time, so lenders count on us to provide current market value of their portfolios.
Process for getting an Appraisal from Real Property Consultants
Step 1. Contact Real Property Consultants via the "Request an Appraisal" form on our website, email, or call us. Let us know some details about what you need.
Step 2. We will be in touch with a quote and to schedule a time to appraise the property.
Step 3. At the property, we will get the information we need for the appraisal. This includes taking pictures, measurements, and notes. We will need access to the entire interior and exterior of the property to prepare an accurate appraisal.
Step 4. At our office, we will compile our notes, perform research on your property and the immediate market, and draft the Appraisal Report.
Step 5. Upon completion, we will send the Appraisal Report to you. This will show the value of your home, and explain the details of how we arrived at the value.
The entire process takes approximately 5 business days. However, we can accommodate urgent requests if you need an appraisal completed more quickly.
